Severe shortage of houses to sell is the story of the Marlborough real estate market since we moved into Level 1 in May.
In the area I monitor:
- 55 new listings came to market in July 2020 – 91 properties were sold that month.
- 60 new listings came to market in June 2020 – 83 properties were sold that month.
- 77 new listings came to market in February 2020 – 92 properties were sold that month.
You don’t need a degree in maths to see the shortfall. The increase in median house price this month is telling, from $452,000 in June to $472,500 in July.
Buyer demand is outstripping supply – making now an excellent time to sell.
A word of caution to those considering selling privately – private listings are taking longer to sell than the market average and risks involving buyer procrastination, problems with finance or building reports and the major risk of massively underselling your home are very real.
